Pre-lodgement community consultation Lot 159, 30 Chinbible Ave, Mullumbimby
A proposal for a development on Lot 159, 30 Chinbible Ave, Mullumbimby on 8700 square metres is currently being prepared.
Prior to submitting a Development Approval (DA) the project team and other consultants are seeking input from neighbours and the Mullumbimby community as part of their pre-lodgement consultation.
The project team is led by Callum Sked, a Mullum High graduate who lived in the area for 20 years. Callum is a build-to-rent developer who has completed more than 30 build-to-rent properties in the Byron Shire including Ocean Shores, North Ocean Shores and South Golden Beach.
Story Design Collective has been designing residential homes and commercial projects on the Gold and Tweed Coasts, Ocean Shores, Byron Bay and Ballina for more than 20 years.
ELKN Planning and Project Management are town planning specialists who work with clients on projects on the Gold and Tweed Coasts and northern New South Wales navigating complex planning and approval processes.
The proposal
The proposal seeks to build 27 dwellings which will be available to rent, increasing the diversity of housing options and rental stock in the area. The dwellings will complement the existing Mullumbimby lifestyle and streetscape designed as low set and single storey to minimise any potential privacy and overshadowing impacts. The dwellings will be cladded with gabled and hip metal rooves, generous outdoor decks and living areas to improve cross-flow ventilation. Predominantly facing north and east, they take advantage of the natural solar access offered by the land.
It includes:
- a mix of strata titled dwellings including
- 5 x 1 bed dwellings
- 4 x 2 bed dwellings
- 18 x 3 bed dwellings
- floor levels have been set above the flood planning levels required by council, including the required allowance for climate change impacts to 2050
- fill will not be imported onto site
- landscaping will feature native species relevant to the area and will be integrated into the internal accessway, the frontages and private open space
- two driveway connections to Garden Avenue being a minimum of 6m+ wide
- an internal, one-way, loop driveway with a maximum width of 6.7m to allow for garbage collection and emergency vehicle access
- 7 visitor car spaces, on top of the required car parking provided for each dwelling.
- the site sits behind a separate proposal for 5 title lots and the existing dwelling frontage (see A on map below). Therefore the site proposed (see B on map below) will largely be obscured by houses to the north, east and south, especially as the proposal is for low set, single storey, detached dwellings. The west elevation has a mix of 1, 2, and 3 bed dwellings with various facades, adjacent common area landscaping and low fencing
Community consultation period
Callister Media and Communications specialise in stakeholder and community engagement and is facilitating a pre-lodgement community consultation process from 20 March -17 April 2024. We invite you to participate by:
- reviewing the proposal
- gaining further information and asking questions of the project team
- providing feedback
The outcomes of this consultation process will be considered by the project team and inform the development proposal. The final proposal will be submitted as a DA to Byron Shire Council for formal assessment and will include a community consultation report which summarises the engagement process. Council will likely undertake additional community consultation during its assessment.
Drop-in information session
An informal drop-in information session will be held Monday April 8 at Byron Community College, Mullumbimby Campus, Room 8, 6-8 Burringbar Street Mullumbimby from 2.00pm to 5.30pm. Neighbours and the community will have an opportunity to review the design, discuss the project with the team and provide feedback. There will not be a formal presentation and community members may attend anytime during the session.
